Coastal High-Rise Condo
Scope of work
Addressed balcony-interface spalling with epoxy injection, leveled slab to 1/8-in. tolerance, and installed STC-55 acoustic flooring. Finished with lime-wash walls, oversized pocket sliders, and custom LED coves to maximize the ocean view. Project closed two weeks ahead of schedule and passed final inspection on first call.
The Horizon Living Suite
Scope of work
Stripped the unit to bare concrete, relocated load paths with concealed steel, and rebuilt MEP systems to current coastal code. Delivered an open-plan layout, impact-rated window wall, and custom millwork adding 120 sq ft of usable space and cutting HVAC load by 18 %. Turnaround: 14 weeks, zero change-orders.
The Quartzline Bath Conversion
Scope of Work
Demolished to studs, replaced legacy cast-iron and galvanized lines with PEX-A/Copper, installed Schluter-waterproofed wet zone, and set 24 × 48 in. porcelain on continuous-plane floors and walls. Integrated low-threshold shower, recessed linear drain, and quartz-top vanity for a spa-grade finish that meets ADA clearances. Completed in 16 days after permitting, no punch-list items.
